Envicion Studio is a Petaling Jaya property marketing agency working with developers across the Klang Valley: positioning, launch campaigns, creative, 3D, film and performance media.
Property marketing in the Klang Valley: one region, two very different markets
The Klang Valley is home ground for us: our studio is at 19 Sentral, Petaling Jaya, and much of our work has been for developers here. It is also the region where the H1 2026 data splits most sharply.
On our Malaysia Launch Conditions Index, Kuala Lumpur ranks 2nd of 10. Selangor ranks 10th of 10. The same region holds both the second-best and the hardest launch conditions in the country.
The Klang Valley launch market in numbers
| Metric | H1 2025 | H1 2026 |
|---|---|---|
| New residential launches (units) | 10,582 | 9,964 |
| Sales performance of new launches* | 19.1% | 9.1% |
| Completed unsold residential (overhang, units) | 6,108 | 7,872 |
| Under-construction unsold (units) | 16,069 | 18,163 |
| Completed unsold serviced apartments (units) | 6,539 | 10,377 |
Launches barely fell, but combined absorption halved, from 19.1% to 9.1%. Completed unsold serviced apartments rose by almost 4,000 units to 10,377; Kuala Lumpur alone added more than 2,100, the largest increase of any state.
The split matters. Selangor carries most of the volume: 8,354 units launched with 6.8% sold. Kuala Lumpur launched far fewer, 1,610 units, and sold 20.7% of them, while also cutting its under-construction unsold stock from 4,599 to 2,498 units.
What this means for a launch in the Klang Valley
In Selangor, differentiation is survival. At 6.8% absorption, a launch that looks like its neighbours is competing on price alone. Positioning has to give a specific buyer a specific reason, and the campaign has to keep working well past launch weekend.
In Kuala Lumpur, the opening is quality, not volume. Fewer launches and better absorption reward projects that can justify their price with a clear story and strong visual proof.
Serviced apartments need a sharper case than ever. With more than 10,000 completed units unsold across the two, a new serviced apartment launch must explain who it is for and why it beats the finished stock already on the market.
How we work with developers in the Klang Valley
We are based in Petaling Jaya, so Klang Valley projects get our team on site whenever the work needs it: shoots, show units, sales galleries, launch events and sales briefings.
Developers we have worked with in the Klang Valley include SP Setia and Glomac. We do not publish client sales or campaign figures without written authorisation, so this page does not quote any.
For the two markets in more detail, see our pages on property marketing in Kuala Lumpur and property marketing in Petaling Jaya. For the approach, see our work on brand positioning and 3D rendering and walkthroughs.
Frequently asked questions: property marketing in the Klang Valley
Where is Envicion Studio based?
Our studio is at C-20-3A, Floor 20, 19 Sentral, Jalan Harapan, Seksyen 19, 46300 Petaling Jaya, Selangor. We work with developers across Kuala Lumpur and Selangor and travel to projects elsewhere in Malaysia.
How did the Klang Valley property market perform in H1 2026?
Using NAPIC H1 2026 data for Kuala Lumpur and Selangor combined, launches eased to 9,964 units while sales performance fell from 19.1% to 9.1% (our calculation). Kuala Lumpur sold 20.7% of its launches; Selangor sold 6.8%.
Is it harder to launch in Selangor or Kuala Lumpur right now?
On our Launch Conditions Index for H1 2026, Selangor ranks 10th of 10 and Kuala Lumpur 2nd. Selangor has far more supply and much lower absorption, so differentiation and a longer post-launch campaign matter more there.
